We have four bedrooms to accommodate our guests:

• Bedroom 1 (Ground Floor): Double bed
• Bedroom 2 (Ground Floor): Twin beds plus a trundle bed for flexible sleeping options
• Bedroom 3 (First Floor): King-size bed
• Bedroom 4 (First Floor): Comfortable double sofa bed with a mattress topper. This room can also be set up as a second sitting room with an L-shaped sofa, overlooking Phear Park and the River Exe, and includes a Smart TV.

• Ground Floor Bathroom: Large bath, separate shower cubicle, toilet, vanity unit, and heated towel rail
• Ground Floor WC: Convenient 'little loo'
• First Floor Bathroom: Large shower cubicle, toilet, vanity unit, and heated towel rail

Our kitchen is equipped with top-of-the-line appliances, including:

• Full-Height Fridge and Freezer

The large dining table seats eight comfortably. In our living area, you will find large, comfortable sofas and chairs, along with a 50” Smart TV. This area leads out to the balcony and an enclosed garden, featuring a small lawn, patios, outdoor seating, a table, and a BBQ area.

• Private Parking: Off-road parking for three vehicles
